ARGUS, PRO-JECT, DYNA BASIC 1 Day

Who should attend? New users or existing users with limited exposure to the programs. An understanding of real estate cash flow projections along with leasehold analysis and industry knowledge is strongly recommended.

Content:  Each one day Basic Seminar provides a complete overview of the entire valuation system via a hands-on, case study approach. One case study is presented illustrating numerous aspects of a mixed-use project. Office and retail lease modeling is addressed, with discussions on several expense reimbursement methods and percentage rent. A speculative lease-up scenario of vacant space is also demonstrated. All primary reports are reviewed for content, usage and calculation. Valuation techniques are examined including present value analysis; sensitivity capabilities are also explored. The seminar's primary focus is to develop the ability to construct a simple but complete cash flow projection and valuation model.

ARGUS  ADVANCED – 1 Day

Who should attend?  Existing ARGUS users who are familiar with the existing capabilities, functions and navigation but wish to explore alternative modeling techniques.

Prerequisite - Attendees should have attended a Basic Seminar, or have six to 12 months modeling experience.

Content:  The one-day Advanced Seminar will begin with an overview of basic concepts by reviewing an existing data file, with an open question/answer period.  This will be followed by a discussion of complex recovery methods, retail/regional mall issues, including the use of Tenant Groups, Reimbursement Pools, Occupied Area Measures and Overage Rent/Breakpoint structuring.  The use of the program’s Portfolio feature for both consolidation and sensitivity analysis will be explored, as well as a review of a development scenario covering partnership structuring and debt. A review of other property types, such as apartments and hotels, is also presented. Attendees are encouraged to bring questions/issues from actual ARGUS files for discussion.  New features of recent product releases will be highlighted, if applicable.
